Permits and Approvals

Does a patio cover need a permit in Sacramento?

Yes, in nearly every case. The City of Sacramento and Sacramento County require a permit for any patio cover attached to the house, whatever its size, and for detached structures over 120 sq ft. See patio cover permits in Sacramento County.

Is there a size under which a freestanding cover is exempt?

The California Residential Code exempts one-story detached accessory structures of 120 sq ft or less, and most local departments follow that threshold. Zoning setbacks can still apply, and any wiring needs an electrical permit.

What is an ICC-ES or IAPMO evaluation report?

It is a third-party report showing an engineered patio cover system meets the building code, with span and load tables. The City of Sacramento does not send listed covers through structural plan review, and Sacramento County, Roseville, Rocklin and Lincoln accept these reports with highlighted plans.

Do I need HOA approval?

If your home is in an HOA, almost always. Under California Civil Code 4765 the association must decide in writing and explain any denial. See patio cover HOA approval.

Cost and Materials

What does a patio cover cost per square foot?

Aluminum or wood?

Aluminum does not rot or need repainting and is sized from engineered span tables. Wood can match an older home's trim and eaves but needs regular paint or stain in valley sun. Compare them in aluminum vs. wood patio covers.

What thickness of insulated panel should I choose?

Insulated panels come in 3, 4 and 6-inch thicknesses with .024-inch aluminum skins over EPS foam. Three inches suits most attached covers; thicker panels allow longer spans.

Is a louvered pergola waterproof?

With the louvers closed, most systems shed rain through gutters built into the frame. They are not designed to be watertight like a sealed roof, and side gaps let in wind-driven rain. See louvered vs. solid patio covers.

Who actually builds my patio cover?

What contractor license is required?

Patio covers and awnings fall under the CSLB C-61/D-03 (Awnings) classification; general building (B) contractors also do this work. Enclosures and sunrooms are outside the D-03 class. Verify any license at cslb.ca.gov.

How much can a contractor ask as a down payment?

California limits home improvement down payments to 10% of the contract price or $1,000, whichever is less.

How long does the whole process take?
