Sacramento County permits for Carmichael
Carmichael falls under the Sacramento County Building Permits & Inspection Division, (916) 875-5296. Counters are at 9700 Goethe Road, Suite A, Sacramento 95827, and 827 7th Street, Room 102, Sacramento 95814, open weekdays 8:30 a.m. to 4:00 p.m. Submittals are accepted online as PDFs, and each detached structure needs its own permit.
County standard design GI-38
The county offers a standard design, GI-38, for attached lattice and solid patio covers. If your project matches it, the installer may not need custom engineering. Ask whether the cover being quoted fits GI-38 or relies on a manufacturer's evaluation report.

- ICC and IAPMO evaluation reports are accepted: the submittal includes the active report plus highlighted plans stamped and signed by a California design engineer.
- Designs that are not conventional light-frame construction need engineer-stamped plans.
- Detached structures under 120 sq ft are exempt, but no accessory structure of any size may sit in a maintenance easement, a public utility easement, or the front or street-side setback.

Carmichael neighborhoods
Arden Oaks and the Fair Oaks Boulevard corridor

Lattice versus solid for older ranch homes

Those are one regional contractor's figures, not Sacramento quotes. Solid aluminum typically runs $20-$50/sq ft installed and insulated $30-$60/sq ft. Costs vary by size, product and site, and the installer's written quote is what counts.

Heat, shade and the river corridor
Carmichael sees the same hot summers as the rest of the region: about 23 days a year at or above 100 degrees F, and July highs in the mid-90s.
