Association approval in the newer villages
Exterior modifications in communities such as Anatolia, Sunridge and Villages of Zinfandel require approval from the association's architectural committee. Anatolia is a mid-2000s development of nearly 2,100 detached homes, mostly four- and five-bedroom plans, with an association-run clubhouse. Expect to submit drawings, a color match to existing trim, and post and beam dimensions.
What committees tend to ask for
- A site plan showing the cover's footprint and distance to property lines.
- Color and finish samples matching the house stucco and trim.
- Roof pitch and height relative to the eave.
- Whether the cover is attached or freestanding.

City of Rancho Cordova permits
The Building and Safety Division handles permits: (916) 851-8760 or PermitServices@cityofranchocordova.org. The city lists patio covers among residential incidental structures that require permits, and accessory structure zoning sits in Municipal Code Chapter 23.734. We could not confirm whether the city publishes a patio cover standard plan or accepts evaluation reports, so ask the installer you are matched with what they have previously submitted here.

Neighborhoods and what fits
Anatolia and Sunridge
Sunridge is a master-planned community in the southeastern part of the city. Both it and Anatolia have newer two-story homes on compact lots. Villages of Zinfandel

Sun, heat and wind on Rancho Cordova patios
Rancho Cordova is flat and open, east of Sacramento and near the American River. Summers are the same hot, dry pattern: about 23 days a year at or above 100 degrees F in the Sacramento region, with July highs in the mid-90s. Newer villages have young trees that provide little shade yet, so the roof must do the work. Afternoon sun on a west wall is the main problem, and an insulated roof or screening addresses it. A screened patio enclosure also keeps out insects and debris.
